How Manufactured Homes Are Built: A Step-by-Step Guide

Are you curious about how manufactured homes are constructed? The Pike View team is here to guide you through the construction process, from the home’s floor and walls to the roof and final touches.

At Pike View, we build homes in our specialized facilities using a streamlined process designed to reduce waste. Throughout this process, we use high-quality materials from top, trusted brands and our internal supply chain, Pike View Supply. All manufactured homes are built to the national HUD code, which sets standards for energy efficiency, safety, and more.

But how does all of this come together to create a home that’s both strong and stylish? Let’s break it down, step by step.

1. The Manufactured Home’s Frame

Building a manufactured home starts with a steel frame. Once the frame is in place inside the facility, we add layers of insulation before installing the flooring system and plumbing. The wooden floor frame and plumbing are then assembled together.

2. The Flooring and Walls

Next, we install the flooring finishes, such as laminate, wood, or carpet, on the floor frame. The installation process varies based on the type of flooring used in different areas of the home. It also depends on the home’s specific style, floor plan, and any customization or upgrade options chosen by the home buyer.

Our team then constructs the home’s interior and exterior walls using materials like finished drywall or covered wallboards. The interior walls are installed first, followed by cabinets and appliances. Next, the exterior walls are lifted into place using a track system in the facility ceiling, and insulation and electrical wiring are installed.

3. The Roof

Now the home is ready for the roof. The truss, which provides support for the roof, is attached to the home’s ceiling. During this stage, some of the home’s lighting is also installed.

Next, the roof is lowered onto the rest of the home and joined to the exterior walls. Finally, each side of the truss system is sealed, insulation is blown into the roof, and the ceiling is painted.

4. The Siding and Interior Touches

Once these parts of the home come together, it’s all hands on deck. A team adds shingles, places the siding, installs doors and windows, and wraps the exterior of the home to prepare it for delivery to the home site.

Meanwhile, the interior of the home starts to take shape. Each home has unique details, from the interior paint and siding colors to any customized or upgraded features. These features can include options like fireplaces, kitchen islands, built-in bookcases or shelves, entertainment centers, office nooks, and more, depending on the home model.

5. The Home Delivery

The time it takes to build a manufactured home can vary based on several factors. However, site preparation tasks often occur while the home is being built. This can include determining the home’s layout on the land, grading the site for proper drainage, and any needed land improvements like a well, driveway, or septic system. Pike View home buyers typically work with the home center to understand what site preparation tasks they need to complete and to find local contractors.

Once both the home and the site are ready, the home can be delivered and final installation will take place. This includes placing the home on its foundation and adding finishing touches, such as skirting, before the final walkthrough inspection. Then, it’s time for move-in day!
